Facade washing in Gothenburg

Why the facade should be washed regularly

The damp climate in the Gothenburg region means that algae, mould and dirt quickly take hold on facades – particularly on north-facing sides, under the eaves and near trees and bushes. The coating not only looks neglected: it holds moisture against the surface, breaks down the paint and can speed up rot in timber and frost damage in render.

We wash the facade with suitable pressure and the right method for the material – too much pressure can damage render, joints and surface finishes. We then treat the facade with a biocide that kills remaining mould and algae and makes regrowth more difficult, so that the result lasts longer.

Facade washing is also the perfect first step before facade painting or facade renovation. You receive a fixed price after the inspection, and the labour cost is normally eligible for the ROT deduction.

When should the facade be washed?

How to tell that the facade needs washing

You don't need to wait until the facade is visibly green. Time to act when you see:

  • Green, black or brown coatings of algae and mould – especially on shaded sides
  • Dirty streaks below window flashings, eaves and by gutters
  • The facade looks grey and “dull” even though it is not old
  • Moss or algae at the plinth and in corners where moisture lingers
  • You are planning to repaint the facade – washing is a necessary preparation
  • It has been a long time since the last wash or repaint

If the paint is already worn, the facade should also be repainted – we are happy to combine washing and facade painting into one price.

Why M2 Bygg Team

Facade washing that protects and renews

Method adapted to each material

Timber, render, brick, sheet metal and boards tolerate different pressures and agents. We choose what cleans without causing damage.

Biocide treatment against regrowth

After washing, the facade is treated so that mould and algae stay away longer than with washing alone.

Immediate results

The difference is visible straight away – the house regains its original colour and looks refreshed without major intervention.

Protection of the surroundings

We protect windows, patios, plants and ground, and make sure the wash water is handled responsibly.

Fixed price, ROT deduction

You receive a written fixed price, and the labour cost normally qualifies for the ROT deduction – we deduct it directly on the invoice.

Good preparation for painting

A clean facade gives the best adhesion. We are happy to combine washing and painting for the best result and price.

Methods

Washing method by facade material

This is how we choose the method for different facades:

Timber facade

Low to moderate pressure and a soft cleaning agent, so that the wood fibres are not torn up. Particularly important on untreated or older timber.

Gentle washing

Rendered facade

Suitable pressure so as not to damage the surface, with algae treatment. Also prepares for new facade paint.

Suitable pressure

Brick and concrete

Effective cleaning of brick, joints and concrete surfaces, with treatment against algae and lichen.

Thorough cleaning

Sheet metal and boards

Gentle cleaning that does not scratch the paint layer, with particular care around joints and flashings.

Careful method

Price & ROT deduction

How much does facade washing cost?

As a guide, facade washing with treatment against growth costs 130–220 kr per m² of facade area. The price depends on the facade area, height, material and how heavy the growth is. We always give a fixed price after the inspection, so that you avoid surprises.

What affects the price

  • Facade area and height, and the need for scaffolding or a boom lift
  • Facade material and how heavy the growth of algae and mould is
  • Access around the house: plants, patios and tight spaces
  • Whether the washing is to be followed by painting (in which case it is included as preparation)

Yes, but the method must be adapted. Timber, render, brick, sheet metal and boards require different pressures and agents. We assess the facade before choosing a method so that the surface is not damaged.
How long the effect lasts varies with the surroundings and exposure – for example how shaded and damp the location is and how much vegetation there is near the house.
No, if the paint is in good condition, washing is enough. If the paint is worn or flaking, the facade should also be repainted – facade painting straight after washing gives the best result.
We use products intended for facade treatment and protect plants and ground during the work. We handle the wash water responsibly and follow the manufacturer's instructions.
The labour cost for facade washing as maintenance of the facade is normally eligible for the ROT deduction and gives a 30 % tax reduction (max. 50,000 kr per person per year). We assess what applies in the quote.
